job responsibilties
Prepare detailed cost estimates, budgets, and Bills of Quantities (BOQs) for residential, commercial, and mixed-use developments.
• Conduct feasibility studies and cost analyses for proposed projects.
• Advise management on project costs, financial risks, and cost-saving opportunities.
• Develop and maintain project cost plans throughout the project lifecycle
• Prepare tender documents, contracts, and procurement schedules.
• Evaluate contractor and supplier bids and provide recommendations.
• Participate in contract negotiations and vendor selection processes.
• Administer construction contracts and monitor compliance with contractual obligations.
• Review and certify contractor valuations, interim payment applications, and final accounts.
• Manage contract variations, claims, and dispute resolutions.
• Ensure proper documentation and record-keeping of contractual matters.
• Monitor project expenditures and cash flow forecasts.
• Track project progress against budgets and timelines.
• Identify cost overruns and recommend corrective actions.
• Conduct site visits to verify work progress and valuation claims.
• Identify commercial and financial risks associated with projects.
• Ensure compliance with industry regulations, building standards, and contractual requirements.
• Support project audits and financial reviews.
• Maintain accurate project cost records and supporting documentation.
• Collaborate closely with project managers, architects, engineers, contractors, and consultants.
• Provide commercial advice to management and project teams.
• Attend project meetings and present cost-related updates and recommendations.
requirements
Minimum of 7–9 years of progressive Quantity Surveying experience within the real estate, property development, or construction industry.
• Proven experience managing large-scale residential, commercial, and mixed-use development projects.
• Strong knowledge of construction contracts, procurement processes, and cost management principles.
• Bachelor’s Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
• Professional certification and membership with the Nigerian Institute of Quantity Surveyors (NIQS) and/or Quantity Surveyors Registration Board of Nigeria (QSRBN) will be an added advantage
